Leaks that start small can hide out of sight for weeks before showing wider damage. Spotting something in the early stages is much better than discovering it after water has damaged the floor or soaked into the plasterboard.

Test fixtures and taps during inspections

Regular checks on taps, toilets, and drains make a big difference when maintaining a unit or house long-term. Running the water for even a few seconds helps pick up changes in flow or odd noises.

We use quick checks like these:

• Turn on taps in bathrooms, kitchens, and laundries to check pressure and hot/cold mix

• Flush toilets to make sure they fill quickly and stop running

• Watch how fast sinks and tubs drain once the water is released

• Sniff near drains and plugholes for bad smells, which can mean a blockage

If we hear any gurgling or rattling in the pipes, or if a drain is taking longer than usual to empty, it is probably time to get it looked at. These things never fix themselves and tend to get worse if left too long.

Inspect hot water systems

The hot water system is one of the most-used parts of any property, but it often gets overlooked. We make a habit of checking it during changeovers or scheduled maintenance walks.

A good basic check includes:

• Listening for strange noises like banging, knocking, or hissing

• Looking for rust marks on the outside casing or any signs of surface damage

• Checking the area around the base for any sign of drip marks or puddles

While it is normal for older systems to show signs of age, a leak or rusting surface means an expert needs to take a closer look. If a system starts making more noise than usual or has trouble holding the temperature, that might be an early sign the whole unit needs updating.

Keep an eye on outdoor plumbing

Outdoor areas matter just as much when it comes to plumbing. With weather patterns shifting into the stormy season in late summer, it is a good time to take a walk outside and check how drainage is holding up.

We focus on spots like:

• Outdoor taps along the walls and any garden irrigation points

• Gutter downpipes and grates that connect to stormwater drains

• Any areas where puddles form or drains back up during heavy rain

Damage to outdoor plumbing can lead to slow drainage, pooling water, or even flooded paths and gardens. If downpipes are blocked or cracked, water has nowhere to go and ends up pooling against the home.

Storm season often brings surprise downpours, so having these systems working well is a win for property management teams.

Create a routine for regular checks

Consistency makes things easier in the long run. We have found that setting fixed times in the year for plumbing walkthroughs leads to fewer surprises later.

Good times to check plumbing include:

• February or early March, just before cooler mornings arrive

• Before lease renewals or tenant handovers

• After storms or long dry spells

Having a standard checklist ready for these times helps keep things simple. We take notes during each walk and update the list if anything new is added, like a second bathroom or garden irrigation.

This kind of planning avoids the stress of emergency repairs later on. If we catch it early, we have the time to call in a licensed plumber and fix things before they turn into bigger problems.
